Planned maintenance keeps security doors, shutters, gates, barriers and entrance control working as tested. It suits facilities teams and estate managers who must show every doorset still performs. We inspect, service, adjust and record each item on a set schedule.

What the maintenance service includes
Every visit focuses on the parts that take the load: hinges, locks, closers, seals and fixings. Minor adjustments are made on the spot, and anything needing parts is reported with a clear priority. Each visit ends with a short written note of what was done, so nothing is left to memory.
- Visual inspection of each doorset, frame, fixings and surrounding structure
- Hinge adjustment, lubrication and fastener checks
- Lock, cylinder and multipoint mechanism servicing
- Closer, panic hardware and access control interface checks
- Intumescent seal, smoke seal and gasket inspection on fire doorsets
- Shutter motor, chain, guides and safety brake checks
- Gate automation, safety edges and loop detector checks
- Entrance control lane, reader and turnstile mechanism tests
Maintenance usually starts after installation and handover, when the asset register is complete. Visit frequency is set from footfall, risk level and the rating of each item, and can be changed as the site changes.
The maintenance process
- Survey. We list every doorset, shutter, gate, barrier and lane on one asset register.
- Schedule. Visit frequency is set from footfall, risk level and the rating of each item.
- Service. Each item is inspected, adjusted, cleaned and lubricated.
- Report. Defects are listed with a priority and a clear description of the fault.
- Record. Signed service records are issued for every visit as compliance evidence.
What you receive from maintenance
After each visit you receive a signed service report, an updated asset register and a prioritised defect list. The report records what was checked, what was adjusted and what needs a return visit. These records form the evidence trail for audits, insurance reviews and fire safety checks. The services hub lists everything else we offer alongside maintenance.
When you need maintenance
Put a plan in place where doors see constant use, where fire escape routes must stay compliant, after an attempted break in, or ahead of an audit. Transport hubs, healthcare buildings and education sites see the most wear, so they gain the most from regular visits. Seasonal change matters too: cold weather stiffens closers and dust wears shutter guides.
| Site type | Suggested visits | Focus of the visit |
|---|---|---|
| High footfall sites | Monthly | Closers, locks, entrance control lanes |
| Standard commercial sites | Quarterly | Hinges, seals, shutter and gate operation |
| Low use plant rooms | Six-monthly | Fixings, corrosion, seal condition |
Fire doors. Fire rated doorsets must still close fully into the frame. A dragging leaf or a failed closer leaves the rating unproven.
Where maintenance applies
The plan can cover any rated doorset or barrier, whether we supplied it or not. That includes security doors, fire rated steel doors, security shutters, security gates and turnstiles. Ratings such as LPS 1175 hold only while the doorset is kept as tested.
Frequently asked questions
Can you maintain doors you did not supply?
Yes. We survey the items first, record their ratings and hardware, and service them to the maker schedule where it is available. If a part is obsolete we will say so and suggest a compatible replacement.
How often should security doors be serviced?
It depends on use. High footfall doors may need monthly checks, standard commercial doorsets suit quarterly visits, and low use plant room doors need less. Fire escape doors are checked on every visit because they must close and latch each time.
Does servicing affect the fire or security rating?
Correct servicing preserves the rating. Replacing a lock, closer or seal with an unrated part can put it at risk, so we fit compatible components only and record every change.
What records do I get?
A signed service report for every visit, an asset register of the items covered, and a prioritised defect list. Together they form the evidence trail for audits and insurance reviews.
